Takeem and Dubizzle Group Partner to Bring the GCC's First Rental Guarantee to Bayut and dubizzle

Finding the right tenant on Bayut or dubizzle has never been the hard part. Protecting the rental income once that tenant moves in is where the process has always broken down. Tenants default, cheques bounce, and landlords are left chasing missed payments with no safety net built into the platform where the listing lived in the first place.

That gap is closing. Dubizzle Group, the parent company behind Bayut and dubizzle and the leading online classifieds platform in the Middle East, has announced a strategic partnership and investment in Takeem, the UAE-based rent guarantee platform. As part of the deal, Bayut and dubizzle become the exclusive portal for the Takeem Rental Guarantee (TRG), the first product of its kind in the GCC.

What the Partnership Actually Changes

Until now, finding a tenant and protecting rental income have lived in two separate places. A landlord or agent lists a property on Bayut or dubizzle, secures a tenant, and only then starts thinking about how to protect that income if the tenant stops paying, usually well after the lease is signed and the listing is long forgotten.

With this partnership, the Takeem Rental Guarantee sits directly inside that journey instead of somewhere after it. It protects landlords against tenant non-payment and includes emergency maintenance cover for urgent property repairs, while enabling monthly digital direct debit payments in place of the traditional post-dated cheque system. For landlords, agents, and property managers using Bayut and dubizzle, that means the same platform used to find a tenant can now also protect the income that tenant represents.

Momentum Behind the Deal

The partnership lands at a moment of real growth for Takeem. The company has scaled to onboard more than 100,000 units, drawing on a proprietary database of rental data to underpin its risk models, and has seen client onboarding increase by 900% over the past two months alone.

"Takeem is solving one of the most important gaps in the rental journey, and what stood out to us was not only the strength of the product, but the clarity of the founding team's vision," said Haider Ali Khan, CEO of Dubizzle Group UAE. "With Takeem, we are giving landlords and agents a credible way to take default risk off the table, while Tern gives tenants a much-needed payment solution. Together, these partnerships allow us to support the full rental ecosystem, from search and discovery to payments, protection and trust."

Rakesh Mavath, Co-Founder of Takeem, framed the partnership around the same idea: "Our vision has always been to make renting more secure and predictable for everyone involved. Partnering with Dubizzle Group allows us to bring Rental Guarantee to a much wider audience through Bayut and dubizzle, embedding protection into the rental journey where it matters most."

Part of a Bigger Shift in How UAE Rentals Work

This isn't Dubizzle Group's first move into the rental payment ecosystem. The partnership follows the Group's recent strategic partnership and investment in Tern, the UAE-based rental payments platform. Tern gives tenants a more flexible way to pay rent. Takeem strengthens the other side of that same transaction by giving landlords and agents greater confidence around the income they're owed. Together, the two partnerships cover the rental journey from how tenants pay to how landlords are protected if they don't.

The investment in Takeem was made through Dubizzle Group Ventures, the Group's early-stage investment arm, which backs technology founders building around its marketplaces across the GCC. For Dubizzle Group, it's another step toward a more trusted and connected rental experience across Bayut and dubizzle. For Takeem, it's a direct path to the landlords, agents, and property managers already searching, listing, and managing properties on the two platforms every day.

What This Means for Landlords Today

If you list or manage property on Bayut or dubizzle, the Takeem Rental Guarantee is now built into that same ecosystem, not a separate step to seek out after the lease is signed.
